Free written parcel review

Free written parcel review

A free parcel review is a written, preliminary summary of the public records for your land. We check seven items, say whether we would make an offer and on what structure, and Daniel Michael Newland reviews and signs off. It is not an appraisal, survey, title opinion or approval to build. Our delivery target is two business days.

What do we check in the review?

  1. Parcel ID and owner of record. We match the parcel to the public record.
  2. Appraisal-district or assessor value. Identified as a tax-appraisal figure, not a sale price.
  3. Property-tax status. Whether taxes appear current or delinquent.
  4. FEMA flood-zone information. What the flood map shows for the parcel.
  5. Visible recorded access and easements. What the public record shows about reaching the land.
  6. Zoning or permitted-use notes. What we can see, with a note to confirm with the local authority.
  7. Whether we would make an offer, and the proposed structure. Direct purchase or assignment, in writing.

What the review is not

It is not an appraisal, a survey, a title opinion, or approval to build. It does not commit you to sell, and it does not guarantee an offer. It tells you what the public record shows, what is still unknown, and what we would need from you to go further. Your title company and a licensed professional answer the questions a public-record summary cannot.

What happens after the review?

If we would make an offer, the review says so and names the proposed structure. You decide whether to continue. If you do, we put the price, timing, inspection rights, and structure in a written purchase agreement. A licensed title or escrow company handles the closing. If we would not make an offer, we tell you why, and you keep the review. See how it works for the full process.

How fast is the review, and what if you are busy?

Our standard delivery target is two business days. If our schedule is busier than usual, the inquiry form says so before you submit. We show that notice only when it is true.

Send what you know about the parcel and your situation. Submitting this inquiry does not commit you to sell.

An appraisal-district account number, street address, or nearby road can help identify the property. You can start without a parcel number.
