Sell your Texas land with the facts in hand.

Start with the county, parcel record, and any tax or ownership questions. StraightAcre’s active Texas markets are Travis, Collin, and Harris counties. We review each property individually and put proposed terms in writing, with a title or escrow closing subject to the transaction’s requirements.

Start with the county where your land sits

Our stated active acquisition markets are Travis, Collin, and Harris counties. These guides link directly to local parcel and development resources. Land elsewhere in Texas can be submitted for review, with fit determined individually.

From delinquency to a possible tax sale

In most Texas cases, unpaid property taxes become delinquent February 1. Late bills and other exceptions can change that date. Check the actual bill and request a current payoff from the collecting office. Texas Comptroller: paying property taxes.

Delinquency is not an automatic auction date. Do not assume you have a fixed number of years before foreclosure. A pending suit, judgment, or scheduled sale needs immediate attention from a Texas attorney and the collecting office.

After a tax sale, Texas redemption periods depend on the property’s legal classification and the sale. Section 34.21 generally provides two years for qualifying residence homesteads, agricultural-use land, and mineral interests; other real property generally has a 180-day period. The clock runs from recording of the purchaser’s or taxing unit’s deed. Premiums and other amounts apply. Have counsel verify the category and deadline; a redemption period is not extra time to complete an ordinary sale. Texas Tax Code §34.21.

Use the CAD account to identify the tract

Texas appraisal districts maintain appraisal records. The tax collector handles the bill and payoff; do not assume the CAD balance is a closing payoff. Start with the correct district, save the account ID, and match acreage and legal description to the deed.

Agree on the terms, then clear title

Ask the title company to examine ownership, liens, recorded restrictions, and the legal description before agreeing that a closing date is achievable. A title commitment lists conditions and exceptions; it is not a guarantee that every issue has been cleared. Compare the commitment, survey, and contract with the closing professional. Texas Department of Insurance: title insurance FAQ.

Ask who prepares the deed and which warranties it includes. A general warranty deed, special warranty deed, and quitclaim document have different effects. Do not accept a deed label as proof of clear title or choose a form without transaction-specific advice.

Our review starts with the parcel and your situation. A purchase contract should state the price, earnest money, inspection period, cost allocation, assignment rights, and closing conditions. Do not confuse a preliminary price conversation with a funded closing.

Choose a route that fits your goal

A direct buyer may suit an owner prioritizing a negotiated transaction without a public listing. A broker-led listing may expose the parcel to more buyers. Compare likely net proceeds, time, contingencies, and the services provided before choosing.

Questions sellers ask

Do you buy every Texas property?

No. We evaluate each parcel against current acquisition criteria and explain whether it is a fit.

Are you active outside these three counties?

We accept other inquiries, but these are the active county markets currently identified on our Markets page. Ask about coverage for your specific parcel.

Is a title company required by this guide?

Our stated process uses a title or escrow closing. The appropriate professional and requirements must be confirmed for the actual transaction.
