How to compare cash land buyers

StraightAcre editorial team · Sources checked October 14, 2026

Compare written terms, net proceeds, cancellation rights, and who will actually close. Use the same questions for every buyer. No single “best buyer” list can establish the right transaction for your particular parcel.

Use the same questions for every offer

This framework compares transaction terms without ranking companies or declaring one buyer best. Use a separate copy of your notes for each buyer, including StraightAcre.

CompareAskLook for
Offer timingWhen will I receive written terms, and what information is needed?A stated process and realistic property-specific timing.
PriceWhat records and assumptions support the offer? An explanation of value, constraints, and possible adjustments.
Net proceedsWhich fees, payoffs, and prorations reduce my proceeds? An itemized estimate checked with the closing professional.
ClosingWho handles escrow, title work, and funding? An independently verifiable closing office and written responsibilities.
ContingenciesWhen can the buyer terminate or extend?Clear dates, deposit obligations, and termination provisions.
AssignmentWill the signer buy directly or transfer a contract interest?Written structure, disclosures, and any consent requirements.
Track recordWhat relevant transactions or references can I verify?Evidence, with seller permission, rather than an unsupported deal count.

Calculate what you actually receive

Write the price, estimated tax and debt payoffs, closing costs allocated to you, and any other deductions on the same sheet. Ask the closing agent to verify the estimate. A promise of “no fees” should be reconciled with the signed contract and closing statement.

Check closing and assignment independently

In Texas, TDI explains title insurance and agent oversight, while TREC discusses the distinction between an equitable interest and brokerage activity. Use those official resources to frame your questions; they do not endorse a particular cash buyer.

Fit matters more than a universal winner

Choose based on your parcel, ownership situation, preferred timeline, expected proceeds, and tolerance for contingencies. An owner seeking broad market exposure can also compare a broker-led listing. Keep written answers and resolve unclear terms before committing.
